Owner Requirements

Sometimes the property owner, user, and client are all the same person or entity. When they are not, it is the designers responsibility to assess the individual needs of these and all entities and determine how to best accomplish all of their individual goals. The property owner is typically concerned with the long term value of their property, relationships with neighbors, and profitability of their investment. For almost all projects, the owner will need to approve of any work being done to their property.

Local codes and ordinances are usually grouped into two categories. 1) Modifications or amendments to the regional or national building codes; 2) zoning and planning regulations. The local government typically acts as the lead agency to process, review, and approve entitlements and building permits.
